According to Ibrahim, the company, together with his leadership has “made bold moves and substantial adjustments” in its business over the past year, which has been visible in its results and project delivery to clients. In the last 12 months, Arcadis has completed many signi cant projects in the region. These include Dubai Hills Mall, Makkah Wastewater Network, TAMER Group’s healthcare distribution centre, Binzagr’s National Distribution Centre in Saudi Arabia, among others. The company opened its of ce in Riyadh last year, as it continues to focus in the region — particularly in the UAE and Saudi Arabia markets — exploring strategic opportunities “ t for digital products and solutions”. 2019 has also been a milestone year in terms of worker health and safety, as Arcadis completed the year without any recordable injuries in the Middle East, marking no lost-time for the rst time in four years. KAMIRAN IBRAHIM CEO MIDDLE EAST, ARCADIS 56 Climbing two places in the Power 100 ranking this year is Shaun Killa, who is at the helm of Dubai-based Killa Design. Killa founded the design house in 2015, which currently employs more than 50 people, according to information published on its website. Last year, Killa said that “ensuring suf cient cash ow” proved challenging for the rm, when it rst started, and most of the investment came from self- nancing. The design rm, which provides architecture, project management, interior design, engineering, and masterplanning services, has been known for designing Dubai’s Of ce of the Future. The building, which was printed in 17 days, recently won the Guinness World Record for being the “First 3D-Printed Commercial Building” in the world. The rm has also designed projects including VIDA Hotel and serviced apartments; the 74-storey Jumeirah Gate Tower, which features a void in the centre, with the building functioning as two towers connected at the base for the lobby and at the top for the penthouses and sky lofts; 111ST SZR Tower; DAMAC Properties’ Aykon Towers; Namaste W Hotel in India, among others. He oversees the entire “business operation and is responsible for all decision making”. According to Rahman, the company has launched, sold-out, constructed, and delivered properties under “extremely challenging economic conditions”. Among its accomplishments in the past 12 months, include the launch of $108.9m (AED400m) Olivz project on 11 March 2020, and sold-out 80% of Phase 1 before the COVID-19 restrictions came into place. The Dubai-based developer also completed Starz towers and Resortz residence projects comprising 898 units in the same period, with the combined development value of $163.4m (AED400m). The company expects to complete Glamz, Miraclz, and Bayz in 2020, with Jewelz, Lawnz, and Elz being planned to be completed by Q2 2021. Rahman says that the company hasn’t entered any new markets across the Middle East, and is primarily focused in Dubai, with sales and marketing operations in India, China, Saudi Arabia, Oman, and Bahrain. 57 Saeed Mohammed Al Qatami, the CEO of Dubai Financial Market-listed real estate developer Deyaar returns to the Power 100 list in 2020. In the last 12 months, the developer noted signi cant progress at its Midtown development and Bella Rose projects. With a built-up area of 464,515m2, the Midtown development comprises 27 buildings across six districts. In November 2019, Deyaar completed construction works on the Afnan District project, the rst of the six districts. February this year saw the developer complete and handover the Dania district, which features six buildings with 570 residential units. Deyaar also unveiled Noor, a seven-building development and the third district within Midtown featuring 593 units. The developer recorded a 43.8% decline in revenues in Q1 2020 ending on 31 March, 2020, gliding from $47.9m (AED175.8m) in the previous year to $26.9m (AED98.9m). MAG LD’s projects include, MAG 230, MAG 5 Boulevard in Dubai South, MAG 318, MBL Residence, MAG 612, MAG 614, as well as MAG City. In August 2019, MAG LD awarded a contract to China National Chemical Engineering Group (CNCEC) for the construction of its MAG City project, which marks Phase 1 of its MAG Eye development in Dubai’s Mohammed Bin Rashid City (MBR City) in Meydan District 7. November saw the developer mark 65% completion of its $149.7m (AED550m) mixed-use MAG 318 project. Most recently, the property developer rolled out the MAG FM, a home maintenance tracking app to enable owners and tenants living in all MAG developments to request home maintenance services. The company has partnered with UAE-based home maintenance company Hitches & Glitches to provide the services. TALAL MOAFAQ AL GADDAH CHIEF EXECUTIVE OFFICER, MAG LIFESTYLE DEVELOPMENT 60 Another new entry to the Power 100 list in 2020, Walid El Hindi oversaw the overall growth of IMKAN in 2019 across every country in terms of its “people, revenue, and accumulation of land bank for future projects”. The developer launched SHA Emirates at AlJurf, Phase 1 which AlJurf Gardens is currently under construction and scheduled for completion in 2021. In March this year, the concrete substructure of Pixel, a seven-tower mixed use community — part of IMKAN’s Makers District development on Reem Island — was also completed. In Morocco, the developer awarded a contract for building Phase 1 of Le Carrousel, Rabat-based mixed- use agship project to SOGEA MAROC, a subsidiary of the French construction group VINCI. 2019 also saw the company deliver 151 units at its Alburouj project in Egypt, and the handover of Villa Diyafa hotel in Morocco, which comprised the addition of 27 rooms and a business centre. IMKAN partnered with the UAE’s Ministry of Climate Change and Environment and Alliances for Global Sustainability to sign a Memorandum of Understanding titled ‘The Guardians’ Initiative’ to roll out protection programmes and schemes safeguarding the local environment and wildlife. Under his stewardship, the group launched Samana Hills and Samana Golf Avenue in the past 12 months; and expanded its presence in China, Saudi Arabia, and CIS, where the company employs 28 people in total. According to Farooq, Samana Group has invested “a lot of time and resources” in the Saudi Arabian market. When it comes to other markets in the region, the company intends to grow its sales activities in Kuwait in 2020. For Samana Group, the last 12 months have been “bullish”, as the company has been able to attract investors in China through its road shows in Beijing, Shanghai, and Guangzhou. Throughout its projects, Samana Group has adopted a sustainable approach by making sure that its buildings follow green community rules, use of green appliances, and air puri ers. Samana Greens, features such green appliances and lighting systems that follow green guidelines. 61 Burak Kizilhan, the CEO of AE Arma- Elektropanç returns to Construction Week’s annual ranking of the 100 most in uential construction industry leaders. A family-owned Turkish MEP contractor, 80% of AE Arma-Elektropanç’s operations are outside of Turkey, with activities in Europe, MENA, the Russian Federation, and CIS countries. In the last 12 months, the company has been providing mechanical, electrical, and plumbing (MEP) works for SLS DubaI Hotel & Residences, developed by World of Wonders Real Estate Development (WOW Red), alongside MEP consultant HIDI REA. AE Arma-Elektropanç is also providing MEP services for the passenger terminal building for Al Maktoum International Airport expansion, and Emaar’s Dubai Hills Mall project. It is working alongside main contractor ALEC on both the projects. The contractor has also worked on the Al Seef Phase 4 project developed by Meraas, where it is working with main contractor Dutco Balfour Beatty; and Al Wasl Properties’ Wasl District, with main contractor Shapoorji Pallonji. Jason Burnside, partner at GAJ, told Construction Week in February that the school’s building was around 80% complete and the MEP work was at 75%. In July 2019, GAJ was picked by Pakistan’s Defence Housing Authority (DHA) as the lead architecture and interior design consultant for the concept design of the Rumanza Clubhouse project in Multan. GAJ has also provided architectural, and MEP for the region’s largest commercial monoblock concrete swimming pool that was installed at the Dubai College earlier this year. In Egypt, GAJ was commissioned by CityStars as lead consultant for both design and construction of CityStars Sharm El Sheikh, to be completed in 2023. BRIAN JOHNSON MANAGING PARTNER, GODWIN AUSTEN JOHNSON (GAJ) 64 Donna Sultan appears in Construction Week’s annual ranking of the 100 most in uential construction industry leaders in 2020. In her role as the president and CEO, Sultan has positioned KEO International Consultants as a multi-disciplinary practice working on some of the region’s largest construction projects with both public and private sector clients across the Middle East, North Africa, Asia, and Europe. Sultan oversaw the development of KEO’s subsidiary brands including InSite, C-Quest, and F&M+. The consultancy, which is working on real estate development, management, and investment company Miral’s Yas Village in Abu Dhabi, marked a safety milestone on the project. It recorded two million lost time injury-free man-hours at the $170m (AED625m) project’s Phase 1, which reached 40% completion in September 2019. KEO was commissioned by Al Farwaniya Property Developments to provide technical and independent evaluation of pre-quali cation documentation and tenders submitted for the Reem Mall Project in Abu Dhabi. The company is also providing lead design consultant and architect of record (AOR) services for 35 buildings within the Expo Village as well as civil works. As the director of Sarooj Construction Company (SCC), he continues to direct the contractor on major projects in Oman. SCC provides earthworks, geo-technical, marine, infrastructure, airports, roads, buildings, electrical and mechanical works, and site temporary facilities to the oil and gas sector as well as other industries in Oman. The Omani contractor has also been working on various contracts that were secured for the Liwa Integrated Plastics Complex project and Duqm Re nery in the Special Economic Zone in Duqm (SEZAD). Additionally, SCC’s MEP division has worked on Majid Al Futtaim’s Mall of Oman project. Its work included dismantling overhead lines, laying power cables, relocating substations, and installation of street lighting. Last year, Karam told Construction Week that SCC had purchased a cloud-based software to track all its health and safety-related statistics. The platform was planned to be commissioned in Q2 2019. 65 Debuting in the Power 100 list this year is Rami Al Qaisi, who sits at the helm of Dubai-based RAQ Contracting. Under Al Qaisi’s leadership, the contractor has been working on projects with repeating clients including DP World, Dubai Silicon Oasis, Roads and Transport Authority (RTA), Wasl Properties, among others. The contractor closed 2019 having achieved its set targets; and the company expects to close 2020 with revenues topping $265.4m (AED975m). In the past 12 months, the contractor delivered Dubai Airport Free Zone’s commercial complex as well as 13-building project for Jebel Ali Free Zone. Additionally, the contractor also commenced implementation works on nine Expo 2020 Dubai projects; RTA bus stations; a consolidated engineering complex for Galadari Engineering Works; and a ‘built- to-suit’ project for Jaguar Land Rover. Al Qaisi says that one of the main challenges the contractor faced was while working on Expo 2020 Dubai projects. In the past 12 months, Majid Al Futtaim has marked several milestones across the Middle East. The group has recorded $9.6bn (AED35.2bn) of revenue in 2019, which grew by 1% year-on-year compared to the previous year. November 2019 saw the company pledge to phase out single-use plastic by 2025. The company also listed a 10-year benchmark corporate ‘green’ sukuk worth $600m (AED2.2bn) on Nasdaq Dubai, making it the world’s rst nancial instrument of its kind to focus on sustainability-focused investments. Last year, the group also inked a deal with Dubai’s Roads and Transport Authority (RTA) to develop a plot of land near the Mall of the Emirates and its linked Dubai Metro station as part of RTA’s transit oriented development programme (TOD). Majid Al Futtaim also completed construction work on City Centre Almaza in Egypt’s capital city Cairo. ALAIN BEJJANI CHIEF EXECUTIVE OFFICER, MAJID AL FUTTAIM 68 Making his debut in the Power 100 list in 2020 is Mott MacDonald’s Chris Seymour. The managing director for the Middle East has led the transformation of Mott MacDonald from an engineering designer to a design based programme management and advisory consultancy covering ve sectors and ve countries in the Middle East. Over the past 12 months the company has worked on projects including, The Red Sea project in Saudi Arabia; Abu Dhabi Airport; M-Station power station for DEWA; Al Hamra water transmission project in Oman; Kuwait International Airport expansion; and the 4th Ring Road project in Kuwait. In addition to Habshan 5 Gas Processing Project for ADNOC; environmental capital smart mapping for the UAE’s Ministry of Climate Change and Environment; and the New Zealand Pavilion at Expo 2020 Dubai. 2019 saw the company expand into the Saudi Arabian market and create initial prospects in Egypt, Jordan, and Iraq in the Middle East. Additionally, Mott MacDonald has also changed the delivery of technical engineering input in public-private partnership (PPP) transaction advisory by creating mixed teams of procurement professionals and subject matter experts. One of the major achievements for Alba in the last 12 months has been the inauguration of its Line 6 Expansion Project in November 2019. Following the completion of the project, Alba became the world’s largest aluminium smelter outside China. According to Al Baqali, the project was completed “before schedule and below its budget”, while operations and construction for Line 6 were carried out together. As part of its sustainability initiative, Alba has invested approximately $44m (AED161.6m) to build the Spent Potliner (SPL) Treatment Plant in the GCC and Bahrain, which will be operational by Q1 2021. For the smelter, safety of its employees and that of the contractors’ has been “a constant challenge”, and continues to remain its “top and only priority”. The company recently recorded 20.9 million LTI-free man- hours, marking another milestone for worker welfare. 69 Another new entry in the Power 100 list in 2020, Bahrain Real Estate Investment Company’s (Edamah) Amin Alarrayed has led the company to work alongside government and private organisations in the kingdom in order to strengthen the country’s investment environment, focusing on the real estate industry. 2019 has been particularly an important year for Edamah. The company, which is the real-estate arm of Bahrain’s sovereign wealth fund Mumtalakat, acquired a 36.6% stake in Bahrain Car Parks Company that specialises in the construction development, and management of parking lots, marking Edamah’s rst partnership with a private rm. Earlier this year, Alarrayed told Construction Week that 2020 was the ‘year of delivery’, as the property developer plans to deliver three of its key projects this year. The Sa’ada project, located at the heart of Muharraq was designed to ll the gap for waterfront public spaces in the area. Another project, Salmaniya Medical Complex multi-storey car park development is expected to be completed by August 2020. Meanwhile, Edamah’s agship project, Bilaj Aljazayer, is also nearing completion. 70 AMIN ALARRAYED CHIEF EXECUTIVE OFFICER, EDAMAH JUNE 2020 CONSTRUCTION WEEK 4546 CONSTRUCTION WEEK JUNE 2020 POWER 100 WWW.CONSTRUCTIONWEEKONLINE.COM HE Hesham Al Qassim, the CEO of Wasl Asset Management Group, enters Construction Week’s Power 100 list in 2020. 2019 saw the company award a construction contract worth $168m (AED617m) to South Korea’s Ssangyong Engineering and Construction (Ssangyong E&C), to work on Wasl Asset Management Group’s 44-storey residential tower, Dubai 1. Meanwhile, in June last year, architecture rm Brewer Smith Brewer Group (BSBG) revealed that marine and enabling works also commenced on Wasl Hospitality and Leisure’s The Island project in Dubai, which will feature popular Las Vegas hotel brands such as MGM, Bellagio, and Aria for the rst time in the UAE. In September, construction work on Wasl Properties Warsan project, which was launched in June 2017, was 60% completed. The project was expected to be delivered in Q2 2020. Wasl was established by Dubai Real Estate Corporation (DREC) to oversee the management of its assets and grow its real estate portfolio. HE HESHAM AL QASSIM CHIEF EXECUTIVE OFFICER, WASL ASSET MANAGEMENT 72 Dubai-based multi-disciplinary real estate development and investment company, Select Group’s Rahil Aslam returns to the Power 100 list this year. In February 2020, Select Group opened its rst hotel in Frankfurt — niu Air — which will be operated by Hamburg-based hotel group NOVUM Hospitality. 2019 marked several milestones for the developer. The group began the handover of its urban development, Studio One, in Dubai Marina that comprises studios, one and, two bedroom apartments. It is the group’s 14th development in Dubai Marina. It also started the handover of the second tower of its $1bn (AED4bn) The Residences at Marina Gate. The 64- oor Marina Gate II that features 519 residential and 16 retail units has a built-up area of 12.6ha. The tower includes one-, two-, and three-bedroom apartments, half- oor penthouses, waterfront podium villas, and a penthouse. Additionally, the nal concrete for the upper roof slab of Jumeirah Living, the third building at the group’s Marina Gate, was placed by UAE contractor ALEC, marking a signi cant milestone for the Dubai Marina megaproject. The contracting heavyweight commenced work on Jumeirah Living at Marina Gate started in July 2017. The developer, a subsidiary of Dubai-based Lootah Group, unveiled its retail lifestyle project located near its 86-building family development Ewan Residences in Dubai Investment Park (DIP). Once developed, the two-storey retail hub will be home to shops and dining spaces covering an area of 1,400m2. The area will also include food trucks that will be located opposite to the retail development. The group also launched the Senaeyat Industrial Hub comprising pre-built warehouses in Dubai Industrial Park, close to the Expo 2020 Dubai site and Al Maktoum International Airport (DWC), under a lease-to-own agreement model in 2019. Last year, the company said that it was set to launch its Living Garden homes in Dubai’s Jumeirah Village Circle (JVC) residential neighbourhood, close to the Sheikh Mohammed bin Zayed and Al Khail Roads. 73 Adebutant in Construction Week’s Power 100 ranking in 2020 is Norman Foster, founder and executive chairman of Foster + Partners, a UK-based architectural and design rm. In the Middle East, Foster + Partners’ works include ICD Brook eld Place Tower, South Sabah Al-Ahmad masterplan, Kuwait International Airport Terminal 2, headquarters of the National Bank of Kuwait, headquarters of Samba in Saudi Arabia, Zayed National Museum, Jeddah Metro, Jabal Omar development, House of Wisdom (HOW) in Sharjah, among others. A British architecture and design rm Foster + Partners completed design work on four rail stations in Saudi Arabia’s Makkah, Madinah, Jeddah, and King Abdullah Economic City (KAEC) that have been connected by the 450km-long Haramain high-speed rail link. Earlier this year, Saudi Arabia’s AMAALA, named Fosters + Partners as the architecture advisor of the development. As part of the project, the rm will be responsible for the design across AMAALA’s trio of communities — Triple Bay, The Island, and The Coastal Development.
