The planned expansion of the new airport in Dubai is estimated to be around $34.8 billion and is expected to be fi ve times larger than Dubai International Airport with the long-term objective of accommodating 260 million passengers every year. Its status as a free zone provides a range of economic incentives, such as 100% foreign ownership and streamlined business registration procedures. These factors have contributed to making Dubai South a desirable destination for multinational corporations, small and medium enterprises, and start-ups, especially in industries like logistics, aviation, and e-commerce,” says Nabil Al Kindi, CEO, Dubai South Properties. From luxurious living spaces in gated communities to spacious apartments, Dubai South has something for every discerning investor. “The Residential District in Dubai South is currently home to around 25,000 residents who benefi t from its array of off erings, modern amenities, and dynamic lifestyle. This district is equipped with top-notch amenities, which include the GEMS Founders School (a British curriculum school pending KHDA approval), public parks, sports courts, retail shops, a 50,000 square-feet hypermarket, a mosque, a petrol station, and a public bus route connecting the district to the Expo Metro station for easy access to the rest of the city,” adds Al Kindi. PROPERTY PRICES SET TO INCREASE? Leading up to 2023, there has been a notable surge in demand for residential properties within Dubai South, with a signifi cant 11% increase in property transactions compared to the previous year. Real estate investments make up 70% of the total investments at Dubai South, affi rming its position as a key area in the region’s real estate sector,” elaborates Al Kindi. With the increasing demand for the Dubai South area, the property market is predicted to see signifi cant growth, leading to higher returns on investments (ROIs) and an increase in the availability of properties. It is therefore advisable to consider investing in the area now, before prices escalate. THE EMIRATE’S MOST IMPORTANT AREA Dubai South plays a crucial role in realising Dubai’s future plans, encapsulating the city’s objectives of expanding its economy, enhancing global connections, and promoting sustainable urban development. What is LWK + PARTNERS’ core philosophy when it comes to architectural design? Our design approach focuses on crafting architecture that is both innovative and contextually sensitive. We have a strong presence in the Middle East and some of the most signifi cant projects that we have undertaken so far in the region include: Project Gamma, located on the outskirts of Riyadh, is poised to become a leading national cybersecurity hub. Spanning 600,000 square metres, this district features government complexes, cultural institutions, and a vibrant community dedicated to cyber research. For this project, the design process was fully developed in a virtual reality environment, ensuring effi ciency and swift approvals. Abu Dhabi Maritime’s ‘Community Activation Programme’ pilot projects are part of a fi ve-year plan to enhance public maritime infrastructure, connecting Abu Dhabi’s islands and coastlines to the wider community. We have designed a versatile, modern solution that can be deployed across various sites, featuring a dynamic signature roof inspired by local materials and activities. The Hanging Garden Bridge in Dubai, inspired by the Hanging Gardens of Babylon, spans 380 metres across Dubai Creek, connecting key areas like Al Seef, Deira, and Union Square. The bridge will include multi- level lanes for cycling and running, retail outlets, and recreational spaces, becoming a new landmark in Dubai’s public space revitalisation eff orts. How do you foster collaboration within the team and with clients? During the design process, we promote open dialogue and active listening. We utilise technology to enhance collaboration within our team and with clients. After all, client engagement is a top priority for us, and we actively solicit their input, feedback, and approval throughout each stage of the design process. Additionally, we make use of Building Information Modelling (BIM) and other software tools to analyse building performance, optimise energy effi ciency, and ensure compliance with sustainability standards. Although technology off ers powerful tools, we acknowledge the irreplaceable role of human intuition, creativity, and experience in our work. Our architects possess a deep understanding of the local context, cultural intricacies, and user requirements that cannot be replicated by technology alone. While technology can provide valuable data and analysis, it is human judgment and intuition that ultimately infl uences our design decisions, material choices, and project direction. We cultivate a collaborative environment where technology and human creativity intersect harmoniously. Our architects and designers leverage technology to explore ideas and enhance their designs, but they also rely on their intuition, experience, and artistic vision to shape the fi nal product. How do you envision the future of architecture evolving? The landscape of architecture is evolving rapidly, driven by technological advancements, changing societal needs, and a greater focus on environmental sustainability. AI is set to become a key player in the design process, assisting architects with generating innovative solutions, optimising building performance, and creating customised spaces. VR and AR technologies are poised to transform how we interact with buildings, enhancing our ability to visualise designs in immersive environments and engage with spaces in new ways. Furthermore, we will also see a surge in the development and adoption of sustainable building technologies, including renewable energy systems, smart building controls, and innovative materials. Buildings will be specifi cally designed to enhance both physical and mental well- being, incorporating features that optimise natural light, ventilation, and access to green spaces. The architecture will shift towards a more versatile and inclusive design approach, catering to a variety of needs and abilities while promoting accessibility and the creation of inviting and comfortable spaces for all individuals. A sense of community will be fostered through the design of buildings, encouraging social interaction and collaboration to create lively and engaging environments for both residents and visitors. The fast-paced advancements in technology provide both opportunities and challenges that architects must navigate. Staying informed about emerging technologies and adapting design processes to incorporate these innovations eff ectively is crucial.
