Among the contract awards for the rm, which is the subsidiary of Belgian-headquartered contracting heavyweight Besix Group, includes Dubai’s Roads and Transport Authority (RTA) to build two yover bridges, a one-lane ramp, and a two-lane tunnel in the Shindagha district near Port Rashid in Dubai. The subsidiary also deserves recognition for being picked to construct the French pavilion at Expo 2020 Dubai and DMCC’s Uptown Tower. The contractor is also building its national pavilion for the World Expo, with the structure set to be a zero- waste building driven by ‘eco design’ to highlight the theme of ‘Smart and Green Belgium 2050’. PIERRE SIRONVAL MD OF SIX CONSTRUCT 17 The Royal Institution of Chartered Surveyor’s (RICS) Robert Jackson is placed in sixteenth place of Construction Week’s Power 100 list for 2020. Over the past 12 months, Jackson’s role was extended to cover Europe and Sub-Saharan Africa. RICS activities and recognition in the region have grown substantially, leading to an increase in staff numbers and responsibilities to support its growth. Some of RICS achievements over the past year include working closely with many GCC government entities to recognise the need for introducing global best practices and professionalism to help drive project pro tability via quicker delivery with fewer disputes and legal liabilities. RICS has also helped regional governments to adopt international standards related to the built environment that help drive transparency, investor con dence, reduce disputes and help facilitate investor con dence. Another key priority has been their focus on the ‘next generation’ by working with multiple universities to work on ways to ensure young professionals are attracted into the sector at a time, which RICS believes has a “major skills shortage”. Among the businesses successes over the past 12 month includes the increase in demand for residential properties through Arada, which was founded by KBW Investment through a partnership with Basma Group. Arada opened part of its $6.5bn (AED 24bn) Aljada community in Sharjah and is also set to handover its rst homes in Sharjah, as well as all its Nasma Residences’ by the end of 2020. The Aljada community offers residential offerings, while its Nasma Residences, which is touted as Sharjah’s fastest-selling community, features 968 townhouses and villas in total, to be delivered over ve phases. Arada also unveiled Madar, which is an entertainment complex designed by Zaha Hadid Architects, within the Aljada community that contains a cluster of family-orientated attractions. The total value of Arada’s sales also rose by 33% in 2019 compared to the previous year. 18 The Turkish aviation giants, Tav Group, is led by their CEO and president Sani Sener who is responsible for the construction works of some of the GCC’s major airports. They have been involved in the expansion of Abu Dhabi International Airport’s Mid eld Terminal, and is close to nishing the works on the $1.1bn expansion on Bahrain’s International Airport, which is expected to be nished this month, according to Tav’s website. The value of its ongoing projects stands at $10.85bn and is working on several other con dential projects. Although TAV Construction’s main area of expertise is the construction of airports and related facilities, the team has also expanded its portfolio to include several high-pro le buildings. Among its UAE projects, according to the rm’s website, TAV Construction counts the Damac Towers by Paramount mixed-use development which is now open to the public; the two towers of the Address Residences Dubai Opera; and the Il Primo residential tower adjacent to the Dubai Opera House, with a built-up area of about 140,000m2. 19 SANI SENER CEO & PRESIDENT, TAV GROUP20 CONSTRUCTION WEEK JUNE 2020 POWER 100 WWW.CONSTRUCTIONWEEKONLINE.COM Making its debut in this year’s Power 100 list, Saudi Arabia gigaproject NEOM is being head up by chief executive of cer Nadhmi Al-Nasr where Phase 1 of the futuristic development was completed in July 2019. Since the completion of Phase 1 of the Public Investment Fund-backed project, Al-Nasr has ramped up activities across the $500bn development. NEOM signed investment contracts with two leading national investors in Al-Tamimi Group & SATCO to build and operate a construction village to house 30,000 workers, and then expand the construction village to accommodate 100,000 residents. Other milestones from the gigaproject over the past 12 months include inking an agreement with UK- based Solar Water to build the rst ever desalination plant based on “solar dome” technology. NEOM also signed a memorandum of understanding (MoU) with the Saudi National Cybersecurity Authority to train young Saudi nationals in cybersecurity as it promotes smart cities and technology as part of its strategy. NADHMI AL-NASR CEO OF NEOM 21 Saudi Arabia-based rm El Seif Engineering Contracting Company is head up by Khaled Musaed El Seif who has been responsible for some of the kingdom’s most iconic buildings in recent years. El Seif is one of the leading contracting companies of high-rise towers using the latest international construction techniques and advanced systems to deliver landmark and smart tower projects. One of the most recent projects that the company has worked on in Dubai is the Meydan Heights residential development. The project consists of engineering, procurement, and construction (EPC) work for 2,000 four-bedroom, semi-detached villas located in the emirate’s Mohammad Bin Rashid City. Having been established in 1951, landmark projects include the Kingdom Tower in Saudi Arabia’s capital city Riyadh which stands at over 300 metres high, several towers at King Abdullah Financial District, as well as other towers and high-rise buildings in Dubai and Beirut. HH Sheikh Ahmed has been at the forefront of Dubai’s economic development for more than 25 years, and holds a number of government positions including as the second vice chairman of the Dubai Executive Council. The Meraas portfolio, which HH Sheikh Ahmed has taken over, comprises over 743.224ha of total developed land, more than 3,500 homes, 2,000 retail units, and 15 landmark destinations, including Al Seef, Bluewaters, Boxpark, City Walk, Dubai Harbour, Jumeira Bay, Kite Beach, La Mer, Last Exit, Pearl Jumeira, The Beach, and The Outlet Village. Meraas has stated that it aims to enhance the emirate’s cityscape with a human-centric approach to developing assets in the real estate, tourism, hospitality, F&B, retail, leisure, entertainment, technology, maritime, and healthcare sectors. 22 Remaining in 23rd place for the Power 100 list for 2020, Aecom’s Hamed Zaghw has been responsible for driving further growth within the business and has secured major contracts for Saudi Arabia gigaprojects and key residential projects in the UAE. The American engineering giant was appointed by PIF-backed NEOM in July 2019 to deliver a range of consultancy services under a multi-year contract for Phase 1 of the 45km2 NEOM Bay. Aecom said it had been contracted to provide project management, contract administration, technical and environmental support, and site supervision services for the design and construction. Details were also revealed of the contractors and consultants involved with the construction of Abu Dhabi-based Aldar Properties’ Two Four 54 residential campus on Yas Island, with the list including Aecom. The consultancy also made several appointments over the past year to provide further support for the business. Jason Singleton was named as buildings director for the Middle East and Africa, while Ben Agyekum was brought in as the director and head of Program Cost Consultancy (PCC) at AECOM Arabia. 23 HAMED ZAGHW CEO OF ME & AFRICA, AECOM JUNE 2020 CONSTRUCTION WEEK 2122 CONSTRUCTION WEEK JUNE 2020 POWER 100 WWW.CONSTRUCTIONWEEKONLINE.COM Despite only being appointed as group CEO in April 2020, Arabtec’s new boss Wail Farsakh deserves credit in this year’s Power 100 list after being promoted from group chief operating of cer in just eight months. In the past eight months, Arabtec said considerable progress had been made by Farsakh in closing out legacy projects, strengthening line and project management and closely aligning the group’s construction related businesses Farsakh has more than 33 years’ of experience in the UAE, having begun his career as a structural engineer. Although the business con rmed a net loss of $211m (AED774m) in its nancial results as of 31 December 2019, Farsakh seems like the right person to turn the rm’s fortunes around. In terms of project wins, Arabtec bagged a construction contract worth $99.6m (AED366m) for Greek Village, developed by Egyptian Exchange-listed Emaar Misr in November 2019 and its fully-owned subsidiary Target Engineering had been awarded two projects valued at $57.2m (AED210m). WAIL FARSAKH GROUP CEO OF ARABTEC 25 Coming in at 24th place, Parsons’ new Middle and Africa president Pierre Santoni has been instrumental in driving further growth for the business especially within Saudi Arabia. Having been promoted to the role as president in January 2020, Santoni told Construction Week that they have restructured their Middle East and Africa organisation to capture synergies, streamline and standardise its processes to enable them to deliver services more ef ciently. One of Parsons’ highlight projects has been its involvement with the development of the Riyadh metro, but they have also been working on other projects in the kingdom that makes them a recognisable business. They have been involved with the Royal Commission of Jubail and Yanbu, as well as the Royal Commission of Riyadh City, which oversees many key programs including the Riyadh Metro project, and its housing clients in both Ministry of Housing and National Housing Company. The company also prioritises its focus on implementing and improving technology solutions to deliver to its clients as part of its goal for a digital transformation. Between June 2019 and May 2020, the master developer behind megaprojects such as Palm Jumeirah and the Palm 360 twin-tower development on the man-made island, marked key updates on a number of its developments. Most notably, the master developer opened Nakheel Mall – its $326.7m (AED1.2bn) ve-storey shopping, dining, and entertainment destination in the heart of Dubai’s Palm Jumeirah – with its own Palm Monorail station. Nakheel also delivered its fourth hotel in December 2019 – the 304-key Premier Inn Dragon City hotel, which is also the master developer’s second hotel within its shopping, residential, and leisure centered Dragon City destination. In addition, Nakheel opened a $46m (AED169m) four-level retail complex and multi-storey car park at Dragon City. 26 Hussain Sajwani has led the Dubai Financial Market-listed, multi-billion dollar conglomerate DAMAC Properties through a number of major construction projects in the region during the past year. The real estate developer’s total revenue grew 80% year-on-year in Q4 2019, although the company recorded a net loss $10m (AED36.8m) for the rst time in a decade for the nancial year ending on 31 December, 2019. The developer’s total assets for the same period stood at $6.5bn (AED23.8bn) having decreased by 6.2% from $6.9bn (AED25.2bn) in the year before. Sajwani said that the developer “selectively launched fewer projects in softer market conditions to avoid adding new commitments” adding that it is focusing on selling the inventory that is either completed or is nearing completion. DAMAC Properties, which topped out Tower A of Golf Vista at DAMAC Hills in December 2019, posted booked sales of $844m (AED3.1bn) in 2019. Between June 2019 and May 2020, the real estate developer has also launched its ‘A La Carte Villas’ in the UAE for the rst time in its 390ha master development DAMAC Hills. 27 HUSSAIN SAJWANI FOUNDER & CEO, DAMAC PROPERTIES24 CONSTRUCTION WEEK JUNE 2020 POWER 100 WWW.CONSTRUCTIONWEEKONLINE.COM PNC Menon, the founder and chairman of the international luxury real estate developer Sobha Realty claims the 29 spot in CW’s Power 100 ranking for 2020. The Dubai-based luxury developer – with projects and investments in the UAE, Oman, and India – is best recognised for its 74.3ha, $4bn (AED14.7bn) Sobha Hartland, which is the group’s agship project in the Middle East, located within the master-planned, mixed-use Mohammed Bin Rashid City community. Sobha Hartland comprises L-shaped villas with 12 oor-plan options, as well as semi-detached villas, townhouses, and high-rise apartments. The project is designed by PNC Architects, who are also the mechanical, electrical, and plumbing (MEP) consultant. Sobha Constructions is the main contractor for the master development, while Sobha MEP is delivering the MEP works for the project. Sobha Façades is the glasing contractor for the project, which is managed by Sobha Realty’s project management department. Construction on Phase 3 of the Hartland Greens project crossed the 80% milestone in April 2020. PNC MENON FOUNDER OF SOBHA REALTY 29 The chief executive of cer of Dubai Properties, Khalid Al Malik, climbs four places to 28 in Construction Week’s ranking of the Middle East’s 100 most in uential construction leaders of 2020. Khalid Al Malik is also the managing director of Dubai Holding, leading the organisation’s real estate portfolio, including urban planning, infrastructure strategy, and development. He is also responsible for the company’s international real estate investments in Malta, Kochi, and Morocco as well as managing its strategic relations with local and international investors, and its government affairs. The UAE master developer’s portfolio, includes the luxury-residential Bellevue Towers in the Burj Khalifa District of Business Bay; the 43-storey 1/JBR tower and La Vie JBR along the beach in Dubai; the Dubai Wharf and Manazel Al Khor in the Jaddaf Waterfront; as well as residential developments such as Casa Viva, La Rosa, and Mudon Views in Dubailand. Dubai Properties released more than 500 units across two major projects in Dubai, including La Rosa at Villanova in Dubailand in H1 2019. The master developer is also a repeat client for Dubai-listed contracting giant Arabtec Holding. Meydan Group’s Mohammed Bin Rashid Al Maktoum City – District One – which comprises apartment buildings, gated communities, villas, and mansions – launched its ORB Tower in March 2020. In October 2019, a ready-unit villa in Mohammed Bin Rashid Al Maktoum City – District One was purchased for $24.5m (AED90m), making it the costliest home purchase in 2019. 30 Despite a tumultuous couple of years for Saudi Binladin Group (SBG), the contracting giant continues to be an in uential name within the GCC’s construction sector. Known for its high-pro le projects such as the Grand Mosque expansion project, Saudi Arabia’s construction company overhauled its top management, and is now led by Abdulaziz Al-Duailej as chairman, and Khalid Al Gwaiz as the chief executive of cer. The rm is also reorganising under a new entity BinLadin International Holding Group, with the Saudi Government taking control of 36.22% of the rm through Istidama – a subsidiary of Saudi Arabia’s Ministry of Finance. The group is undertaking a $15bn debt restructuring to overcome delayed payments; and a decrease in oil prices. Touted as Saudi Arabia’s largest construction rm, its projects have included the King Abdul Aziz International Airport; the King Saud University; the King Abdullah Economic City; the Al-Jamarat Bridge; the new Alhada Highway; the Jabal Omar Project; and the new Hajj Terminals project, among others. In the UAE, the rm’s projects include the Sharjah International Airport; the Fujairah Airport; and the Al Barsha Traf c Management Centre in Dubai. 31 ABDULAZIZ AL-DUAILEJ CHAIRMAN, SAUDI BINLADIN GROUP26 CONSTRUCTION WEEK JUNE 2020 POWER 100 WWW.CONSTRUCTIONWEEKONLINE.COM Senan Al Naboodah, who is a third-generation member of the Al Naboodah family, serves as the managing director of the Al Naboodah Construction Group (ANCG), the construction division of Al Naboodah Group Enterprises. As of January 2020, ANCG completed a total of more than 16 million man-hours without LTI on the site of the mixed-used Mankhool project, which ANCG is building for AW Rostamani Group. ANCG’s building division, as well as its mechanical, electrical, and plumbing (MEP) business, Trans Gulf Electromechanical, are working on the project. The UAE construction rm – which aims to raise the bar for health and safety in order to place the human element at the forefront of the construction sector – also hit 10 million LTI-free man-hours on Emaar’s Creekside 18 contract, which involves the construction of two 37-storey residential towers. The industry is witnessing signi cant change in the provision of safety methods for construction workers, and ANCG is among those leading the charge. It has already been recognised by Dubai Expo 2020 and Dubai Municipality for its HSE performance. SENAN AL NABOODAH MANAGING DIRECTOR, AL NABOODAH CONSTRUCTION GROUP 33 One of the biggest names in the UAE real estate market, Azizi Developments, led by founder and chairman Mirwais Azizi, has been one of the busiest real estate developers in the country. In Q1 2020 alone, the private developer cast more than 112 slabs, poured more than 55,970m3 of concrete, and constructed more than 123,280m2 of built-up area. In addition, the developer revealed its monthly average building progress of nearly 10%, and recorded more than 1,637,421 man-hours within the rst three months of 2020. In April 2020, Azizi Development crossed the 37% construction milestone on its 634-unit Creek Views tower, and crossed the 85% construction mark on its 479-unit, 18-storey Aura project in Jebel Ali. The Dubai-based real estate developer has also noted rapid progress of infrastructure work at Azizi Riviera – its 71-building, $3.2bn (AED12bn) waterfront megaproject in Mohammed bin Rashid City (MBR City). Phase 1 of the four-phased mixed-use megaproject, Azizi Riviera, crossed the 55% completion milestone in March 2020, with several buildings within the phase slated for completion in 2020. Meanwhile, Phase 2 is 37% complete and Phase 3 is 22% complete. The contracting rm was awarded a $1.6bn (SAR6.2bn) construction contract for Phase 1 of the kingdom’s $3.5bn (SAR13bn) The Avenue–Riyadh project from Shomoul Holding Company, which is part of the Kuwait Bourse-listed real estate rm Mabanee. The scope of work for Phase 1 of The Avenues– Riyadh project comprises the mall, parking area, gardens, and internals roads. Nesma & Partners, which is well-recognised for its work in the oil and gas, petrochemicals, water, and power sectors, has been a central gure in KSA’s building space since its original formation in 1981. The KSA contractor has been involved in a number of civil, building, and infrastructure construction services; industrial mechanical construction services; electro-mechanical construction services; and storm- water drainage projects. 34 Riyadh-headquartered Al Bawani Construction, led by CEO Fakhr bin Abdulmuain Al-Shawaf, is categorised as a Class 1 Construction Company by the Saudi classi cation agency. The construction rm was awarded a contract to implement Phase 2 of the Saudi Telecom Company’s (STC) Information Centre in October 2019 – showcasing the rm’s potential in the implementation of data centre projects. Al Bawani also inked a contract with Saudi Arabia’s Al Sharqia Chamber for the construction of the Al- Kharwa Investment Tower project at a cost of $89.2m (SAR335m) in July 2019. In addition, the rm specialises in construction management and engineering works for housing complexes, industrial and commercial buildings, educational institutions, as well as defense facilities. The company has entered into agreements and partnerships with local universities, including King Saud University, Prince Sultan University, and Al- Yamamah University, among others.
