Equipped with the latest manufacturing best practices, the facility is ISO-certified (9001, 14001, and 18001) and integrates cutting-edge technology to ensure the highest quality standards. Within this high-tech environment, BK Modular leverages BIM to develop coordinated, practical, and maintainable modules tailored to each project. “BK Modular’s BIM capability has been a key enabler for off-site fabrication, where all modules are modelled to LOD 400, showing every component and ensuring alignment with site requirements,” explains Nelson. At the facility, robotic stations further enhance accuracy and efficiency, ensuring modules are set out with precision before reaching the site. This integrated approach streamlines fabrication, reduces errors, and accelerates project timelines. The facility has the capacity to deliver over 1,800 modules per month, an output that has proven invaluable in large-scale developments. One of the most notable demonstrations of this capability was BK Modular’s Address Downtown Dubai refurbishment project, where 1,035 multiservice modules were manufactured and installed in just 26 days— completing 15 floors in record time. He states: “The use of modularisation maximises certainty in our projects. From pre-assembled skids to modular distribution systems, we ensure seamless integration with the overall design.” “Manufacturing in a factory-controlled environment improves quality, reduces waste, minimises site logistics, and enhances safety. Instead of relying solely on traditional on-site assembly, BK Modular fabricates entire sections off-site while civil works progress simultaneously. This approach minimises dependencies, accelerates timelines, and ensures unparalleled quality control. BK Gulf’s investment also includes manufacturing of volumetric modular building covering commercial and industrial solutions. This spans from E-houses, containerised generators, power modules to complete buildings. With this ability BK Gulf can respond to customer needs to concurrently manufacture projects off-site while civil works and site works are in progress and thus minimising dependencies. “This ability is not only limited to the UAE but covers the whole region with a successful track record of delivering complete off-site manufactured projects such as hospitals, clinics and hotels overseas. It’s a win for both the client and the environment,” he points out. Balancing cost, quality, and timelines is essential on large-scale projects, but comparing the cost of off-site fabrication isn’t as straightforward as using traditional estimates. “It requires a comprehensive understanding of project delivery and a holistic approach in appraising off-site manufacturing solutions,” Nelson adds. This perspective ensures that high performance is maintained across all aspects of a project. This strategy has been particularly effective in the fast-growing data centre sector, where speed and reliability are paramount. “We’re currently working on three data centre expansion fit- out projects in KSA and the UAE, where power modules and containerised generators have been critical success factors,” Nelson shares. Beyond data centres, BK Modular has contributed to a range of critical infrastructure, including hospitals, clinics, and hotels across the region. The ability to manufacture modular components off-site while site work progresses simultaneously allows for faster project completion with fewer disruptions, ensuring efficiency without compromising on quality or cost-effectiveness. OVERCOMING INDUSTRY CHALLENGES So, is it easy to integrate it seamlessly into project design, particularly with multiple stakeholders involved? By using BIM and early- stage prototyping, we give project teams greater certainty, reducing clashes and rework later in the project lifecycle.” Beyond this, the industry’s appetite for innovation has been slow to catch up. “The trickiest challenge is the low appetite for new solutions among some professional teams in client organisations,” stresses Nelson highlighting the resistance to change often stemming from fear of the unknown or an unwillingness to adopt unfamiliar practices that could disrupt established workflows. He continues: “It’s difficult to change perceptions and move away from the comfort zone of traditional methods.” To combat this resistance, BK Modular has heavily invested in research and development, continuously exploring new building materials and techniques. Notable innovations include modular wiring in partnership with APEX Wiring Systems (UK), non-painted fire-rated ductwork, and the Lewis Deck system, which enables lower-profile, lightweight concrete decking.
