The public realm and landscaping efforts are progressing well, aiming to plant three million plants and trees before the end of the year. The development of the Staff Village is another critical milestone. The first cluster of buildings, comprising 1,326 units, was handed over ahead of schedule. By December 2024, the project aims to complete an additional 68 villas and townhouses, 240 family apartments, 364 studios, and 3,000 non- professional apartments, ensuring that the people who will bring AMAALA to life are well cared for. For Fahad Al Balawi, the Head of Construction at AMAALA, the answer lies in a blend of visionary planning, world- class partnerships, and a commitment to sustainability that permeates every phase of the project. With Phase One of AMAALA, one of Saudi Arabia’s most ambitious developments, nearing completion, we had some questions to ask: How does such a large-scale project maintain its momentum, especially in such a remote location along the Red Sea? What hurdles and prospects arise when managing a project of this scale? To find out, we sat down with Al Balawi to get an inside look at the progress of this groundbreaking project, spearheaded by Red Sea Global (RSG). PROGRESS AT TRIPLE BAY Phase One of AMAALA is well underway, with the Triple Bay master plan on schedule to welcome its first guests next year. “We are proud to say that AMAALA remains on track,” Al Balawi confirms as we start our conversation. To date, more than 600 contracts, totaling nearly 23 billion riyals, have been awarded to a roster of world-leading partners. These include industry giants like Al Rawabi Hassan Allam, Shapoorji Pallonji Group, and Alec Engineering and Contracting, all sharing RSG’s vision of creating a destination where luxury meets sustainability. The Triple Bay project at AMAALA is set to have eight resorts offering approximately 1,500 hotel keys and 160 residential units. These include the Clinique La Prairie Health Resort, Jayasom Wellness Resort, Rosewood, Six Senses, Equinox Resort, and the Four Seasons Resort and Residences. Al Balawi proudly shares that the Triple Bay Marina Village is rapidly taking shape and that the world-renowned partner resorts are progressing well, with some exceeding the two-thirds completion milestone. “Rosewood and Six Senses are leading the way, while Four Seasons is at nearly 60% completion,” he states. “Set to open their doors in 2025, these resorts are a key part of AMAALA’s wellness and lifestyle ecosystem, providing guests with access to some of the world’s premier hotel, health, and leisure brands,” he adds. “Last year, we completed the flooding of AMAALA’s marina basin,” he says. The Equinox Resort AMAALA and Village Boutique Hotel are at nearly 55% completion, while the AMAALA Yacht Club is nearing 60%. Corallium, a marine life institute, is exceeding 65% completion with all 17 of its key delivery partners on board. The hub promises to offer guests scenic boardwalks, waterfront restaurants, and luxurious boutiques, all set against the backdrop of the Red Sea. The Wellness Core, another cornerstone of AMAALA, is also making remarkable progress. “It’s more than 50% complete, with 85% of our delivery partners on board,” he notes. This area will be a haven for guests seeking mental, physical, and energetic regeneration, featuring a blend of integrative, retail, and medical wellness assets, according to Al Balawi. The state-of-the-art 18-hole golf course is progressing steadily as well, with more than 50% of the work completed. “All major works for three holes are complete, and the remaining 15 are underway,” he says. The golf course promises an experience with ocean views that will make it a standout attraction. Their responsibilities include managing structural concrete, dewatering, earthworks, and back of house finishes. Additionally, they are handling the concrete, steel, and MEP works for the AMAALA Yacht Club, a project that exemplifies the integration of luxury and functionality. Al-Ayuni Investment and Contracting Company, another prominent local contractor, is entrusted with delivering state-of-the-art Primary Utility Infrastructure Systems.
