In comparison, only 0.8% growth was recorded in the second half of 2022. As a result, yearly growth through June 2023 will only be 1.9%, the slowest annual growth since December 2020. Meanwhile, average prime residential rents grew by 2.6%, outperforming capital values. Savills is listed on the London Stock Exchange. Uncertainty surrounding current market conditions has led to caution amongst some buyers and sellers. Year-to-date, cities in the Asia Pacifi c region saw the strongest levels of prime price growth. Ten of the thirteen APAC cities in the Savills Prime Index reported positive price growth, followed by European locations where seven of the eleven European cities grew above 0%. CAPITAL VALUES IN DUBAI Dubai led the capital value growth performance among the 30 cities tracked by Savills during the period January - June 2023 at 11.2%, following on from the strong performance recorded in H2 2022. Despite the economic uncertainties weighing on sentiment globally, Dubai is still experiencing high levels of prime residential price growth, helped by favourable economic policies and competitive home prices versus other world cities. The Asia Pacifi c (APAC) region witnessed the healthiest levels of prime price growth in 10 out of the 13 cities. European cities followed, with 7 out of 11 exhibiting some growth. Paul Tostevin, Director, Savills World Research, said, “The slowdown in sales markets recorded in the second half of last year has continued into 2023 in the face of rising interest rates and muted global economic growth. Despite this, prime residential price growth has, on average, remained positive, and we forecast capital value growth of 1.1% for the second half of the year.” Certain cities are expected to outperform, with Dubai forecast to lead the way with growth of between 6% and 7.9%. Singapore and Bangkok are expected to follow, with between 4% and 5.9% growth forecasted for H2 2023. These cities still off er comparative value by global standards. Swapnil Pillai, Associate Director, Middle East Research at Savills, added: “Dubai continues to perform exceptionally well in H1 2023, and is poised for growth for the rest of the year - a total of 1,500 units priced above AED 4,000/sq. ft. were transacted across the city, a growth of 67% compared to H1 2022. “The city's real estate market off ers the lucrative and unique opportunity of being an ideal investment destination; a growing population, a healthy economy with new business opportunities, potential for property value gains, and high rental yields are all draws.” RENTAL PERFORMANCE Prime residential rents grew by 2.6% across the 30 cities in the Savills World Cities Index during the fi rst six months of 2023. Renting also provides international occupiers with the fl exibility they desire, which has further contributed to rental price increases now that they have fully returned to the market following pandemic-related travel restrictions. Average prime rents continued to show strong performance in 2023, surpassing growth in prime capital values. Berlin, Singapore, Lisbon, and Amsterdam commanded the greatest increases in rents, and in turn yields, during the six months to June 2023. The average gross prime yield across the 30 markets held steady at approximately 3.0% for the fi rst half of the year. Dubai, Los Angeles and New York remain the highest yielding cities at just below 5.0%. Dubai came in fourth on the list of rental growth for H1 2023, with gains of 5.4%. Since December 2020, average prime rents in Dubai have witnessed a signifi cant increase of 62%. The city has been successful in attracting UHNWIs from various countries, and this is particularly evident in the growth of branded residences in the city, a segment especially appealing to an international consumer base. Meanwhile, Lisbon, Singapore, and Berlin led prime residential market rental growth. However, this important sector has a problem — the by-products not intended for human consumption. With regulations limiting how these by-products can be used, industrial electrical assemblers, TERBEL, turned to global drive and motor manufacturer WEG to realise a solution. The meat industry is responsible for 22.2% of the food industry’s total national turnover, according to a 2021 report by the Ministerio de Agricultura, Pesca y Alimentación (Spanish ministry of agriculture, fi sheries and food). In the Middle East region, where industries are rapidly expanding, the Spanish meat industry's waste management solution holds relevance. Just as Spain's meat sector, the Middle East faces similar challenges in managing industrial by-products. CHANGING LEGISLATION In the EU, animal by-products are split into three categories, each of which has its own waste management procedure and permitted uses. Traditionally, animal by-products were reused by farmers and fed to livestock. However, since 2009, EU Regulation (EC) No. 1069/2009, treatment plant for Galicia and surrounding autonomous communities, Gesuga, tackles. EFFICIENT WASTE MANAGEMENT Processing between 250,000 and 300,000 kilograms of by-products each day, Gesuga’s facility converts these by-products into organic fertilisers, biodiesel and meal and bone meal (MBM), helping to reduce the meat industry’s overall waste. Wanting to increase their sustainability further, in 2020, Gesuga initiated an innovative combustion and gasifi cation plant, co-fi nanced by the European Agricultural WEG’s CFW11 and CFW700 lines which establishes health rules regarding animal by-products and derived products not intended for human consumption, repealed the previous 2002 legislation and prohibited the feeding of category one by- products to animals. With previous practices now prohibited, farms across the country were faced with the challenge — what to do with these by- products? In the interests of public health, food safety and the environment, managing their secure disposal in accordance with legislation is essential. This is exactly the problem that animal by-product September 2023 45www.fm-middleeast.com SUPPLIER FOCUS Fund for Rural Development (EAFRD) and the Galician government, Xunta de Galicia. The plant was developed to recover energy in the form of substitute natural gas (SNG) from category one animal by-products, MBM, to power their main operations with less reliance on fossil fuels. To design this innovative gasifi cation and combustion plant, Gesuga turned to TERBEL, industrial electrical assembler dedicated to the maintenance and assembly of electrical installations including industrial process control. TERBEL was tasked with carrying out the engineering, integration and installation of a distributed control system (DCS), connected using a Profi bus communication network. To create this system, TERBEL turned to long-term trusted supplier WEG to supply essential variable speed drives. EFFICIENT PRODUCTS Motors play an essential role in many of the processes taking place at the gasifi cation and combustion plant, including the transportation of MBM, ventilation for the processes of gasifi cation and combustion and the dosing of the diff erent materials and elements required. “As the gasifi cation and combustion plant was designed to produce energy to power the main operations at Gesuga, guaranteeing continuous energy generation was essential,” explained Luis Alberto Terroba Iñiguez, Technical Industrial Engineer at TERBEL. “TERBEL has a long history of working with and installing WEG products. For the project at Gesuga, we needed reliable components to guarantee the entire facility’s continuous operation, and we knew we could trust the proven robustness and effi ciency that WEG off ers.” To control these motors, TERBEL opted for 16 variable speed drives from WEG’s CFW11 and CFW700 lines, to continuously manage power ranging from 0.37 kilowatts (kW) to 200 kW. All of WEG’s products are designed with fl exibility and simplicity in mind, which made installation effi cient for TERBEL. “The CFW11 and CFW700 are both developed with WEG’s plug-and-play philosophy in mind,” explained Miguel Ángel Gonzalo, Sales Engineer at WEG Iberia. “This means that any accessories that are WEG's motor dashboard “WEG’s variable speed drives enabled a reduction in the electrical energy consumption of the plant’s motors, precise control of the pressure, fl ow and temperature processes contributing to entirely energy-effi cient operations,” explained Gonzalo. Recovering energy from MBM to power Gesuga’s animal by-product treatment operations has resulted in a considerable reduction in fossil fuel use, carbon dioxide emissions and cost. “Thanks to the success of the project, Gesuga has estimated a 60% reduction in its reliance on natural gas compared to previously, cutting carbon dioxide emissions by 6,000 tonnes each year,” explained Terroba. “Having completed the project in the second half of 2020, the gasifi cation and combustion plant has now been continuously operating since January 2021, cutting the entire facility’s operational costs and allowing it to off er more sustainable services. “We are completely satisfi ed with the energy savings, product quality and technical services provided by WEG,” added Terroba. “Without a doubt, we will continue to work with WEG in the future on other projects we complete.” plugged in are automatically recognised by the variable speed drive, removing the need for extra confi guration and simplifying both installation and operation.” EFFICIENT COMMUNICATION All WEG’s products are designed with effi ciency at the forefront. However, installation was carried out even more effi ciently thanks to WEG Iberia’s technical team, based in Madrid, who were on hand to assist TERBEL’s engineers from the moment the order was placed. “The technical team at WEG Iberia were available via telephone at any point to answer any small queries we had regarding the variable speed drives supplied,” expressed Terroba. “Although we are familiar with WEG’s products, we did receive guidance on how to best optimise the equipment’s performance. The technical team responded to all of our queries quickly and effi ciently, helping to keep the project running smoothly.” EFFICIENT OPERATIONS Through effi cient design, project management and communication, WEG’s variable speed drives were successfully integrated into the DCS at Gesuga’s gasifi cation and combustion plant. 46 September 2023www.fm-middleeast.com SUPPLIER NEWS Unplanned downtime costs industrial companies large sums of money every year. Deloitte estimates that the cost of unplanned downtime to industrial companies is more than $50bn annually. To counter such downtime and prevent the costs from occurring in the fi rst place, equipment and components need to be maintained and repaired or replaced before they can cause a failure or shutdown. This is where predictive maintenance comes into play. With predictive maintenance based on captured real-time asset data, companies can identify when a component or machinery is due for service or suddenly requires replacement before it fails. This signifi cantly reduces downtime and production losses. At the same time, maintenance and work routines can be planned more eff ectively with this information. Predictive maintenance, however, also requires mobile devices that can be used in hazardous areas within an industrial site.
