W I nor my team had any involvement in deciding the winners. It was purely based on the judges’ scoring, so this means that you or the company deserved to win. The awards night also saw the launch of a limited edition coffee table book. We wanted to do something special for the 15th anniversary of Facilities Management Middle East awards. We came up with the idea of creating a coffee table book entitled FM Visionaries – thoughts and reflections [inset image]. I feel this limited-edition coffee table book can act as an excellent memento as it reveals the minds of the FM industry’s greatest leaders. To more such events and celebrations in the future! During a panel session on the opening day, entitled Net-Zero Energy Projects – Challenges, Opportunities and the Realities, Ibrahim offered her opinion on how best to achieve the UAE capital’s Net Zero ambitions through retrofitting existing buildings. “Looking at the big picture, Net Zero is a tool to stabilise climate change, through the significant reduction of carbon emissions. I like to use the term ‘Regenerative Design’ rather than retrofitting. What we need are designs that focus on reducing carbon emissions, rather than those which merely emphasise energy & cost savings alone,” said Ibrahim. She went on to describe a strategic approach including the overall assessment of buildings using advanced modelling tools, the differing levels KEEP UP-TO-DATE For all the latest FM news check out www.fm- middleeast.comast.cccom of refurbishment, the renewable energy component and the increased awareness and use of digital tools, such as Farnek’s groundbreaking HITEK solution, which integrates with Building Management Systems (BMS), to identify, design and focus on reducing carbon emissions through energy reduction & materials management. However, Ibrahim also acknowledged the challenges faced when trying to execute a retrofitting project. “One barrier is commonly referred to as the “split incentive”. This is where the landlord is responsible for the capital expenditure to make the efficiency improvements, but the tenant is the one who is likely to benefit from lower energy bills. Overcoming this barrier through both regulatory and voluntary measures will be key to making progress on this front. “I n a d e q u a t e financial support is also holding back energy efficiency and green government initiatives. Most buildings are pr i v at el y - ow ne d but local developers and investors are reluctant to commit to the initial capital expense because risk-averse banks are unlikely to offer financial backing for what is still a relatively new process. “UAE banks should develop risk analysis mechanisms to measure the potential for lending to this market and energy services companies (ESCOs) should raise awareness within the financial community and try to complete as many projects as possible to establish a track record. Banks could also create energy efficiency funds, while investors should be encouraged to take a longer- term view of the returns, which in some cases can continue for up to 30 years,” she added. In terms of other solutions, Ibrahim suggested that government incentives would be key to unlocking retrofitting projects, such as rebates, subsidies and tax credits. In 2020, Emrill launched an in-house high-level cleaning service in response to increased demand as a result of the UAE’s high number of skyscrapers and vertical communities. As part of this latest offering, Emrill will add Industrial Rope Access Trade Association (IRATA)-certified rope access cleaning to its existing façade cleaning services, which utilise scaffolding and building maintenance units to access buildings’ external windows and façades. Emrill’s operations director, Gopalakrishnan, said: “Following the successful launch of Emrill’s in-house high-level cleaning service, we have continued to work collaboratively with clients to identify their needs, so we can offer services that exactly match them. The high-rise buildings in the UAE are among the tallest and most unique in the world. Traditional building maintenance units and scaffolding are unable to grant access to many parts of their façades, so introducing rope access cleaning was an obvious choice as we strive to offer end- to-end facilities management services to Emrill’s clients.” Rope access cleaning has become the preferred method of façade cleaning, providing a more efficient and cost- effective alternative to the use of cradles and lifts. To ensure the safety of its employees and building residents and visitors, all of Emrill’s rope access cleaners are IRATA-certified and have completed safety training for working at heights. Emrill is certified by IRATA and all of Emrill’s rope access cleaning standard operation procedures, processes and specialised equipment are IRATA-approved. Business solutions provider Transguard Group and security solutions provider GardaWorld Federal Services announced that their joint venture, GardaWorld-Transguard Group UAE, has been awarded the security contracts for the US Embassy in Abu Dhabi and its Consulate in Dubai.
