It focuses on enhancing people’s happiness and quality of life and reinforcing Dubai as a global destination for citizens, residents and visitors over the next 20 years. But it is more than that. The plan has positive repercussions for various sectors, particularly the FM industry. The plan boasts a strategic structural layout, integrating all urban development master plans in the emirate and aligned it with Dubai’s strategic economic priorities and the needs of the future. According to the plan, by 2040, Dubai will have achieved the following: green and recreational spaces will double in size; nature reserves and rural natural areas will constitute 60% of the emirate’s total area; several green corridors will be established to link the service areas, residential areas and workplaces; the Want to enter the debate? What needs to be foreseen is the amount of job opportunities that will be created in the FM space. For example, if 60% of Dubai will be nature reserves under the 2040 plan, then imagine the opportunities for landscaping firms. The Master Plan aims to encourage mass transit use, walking, cycling and the use of flexible means of transportation, besides developing a comprehensive planning database to support decision-making and enhance transparency. This plan has opportunities for all, especially for the FM sector. What needs to follow is aggressive upskilling of FM firms in order to catch up to the master plan. No fuss and no hidden fees, and if there is any clarification required, the customer can contact the technician directly. “An obvious benefit of this new way of servicing customers is through the product attached services where we can provide support for customers shopping on Amazon.ae when they are buying smart home products such as the Ring security camera, TVs and treadmills. If they want assistance assembling or installing these products, they can simply book that service when they confirm their purchase, so that delivery and installation are coordinated,” added Vargheese. Vargheese went on to explain why smart and traditional home maintenance services were proving to be evermore popular. “The new strain of COVID-19 is proving to be far more contagious than the original strains and as such we have noticed a marked increase in the number of calls especially for AC maintenance and deep cleaning. “Of course, the situation is compounded by the amount of time families are spending indoors, whether it’s children home schooling or adults working from home,” said Vargheese. “And notwithstanding Covid-19, we must also try to protect families against more common ailments such as asthma, skin irritations, and itchy eyes, nose and throat,” he added. Although preventing the spread of airborne germs is of paramount importance to our health, there are also costs attached. A poorly maintained AC unit can lose 5% of its overall efficiency, annually, whereas an efficient AC system can cut monthly energy costs by up to 25%. “Regular deep cleaning is also very important when it comes to hygiene,” said Vargheese. “Kitchen surfaces, floors and furniture can harbour all sorts of germs, especially if the family has a cat or a dog. All manner of unwanted guests can turn up such as dust mites, fleas and lice,” he added. www.fm-middleeast.com UPDATE 8 April 2021 CONTRACT A French- Japanese consortium has won a contract for the operation and maintenance of the Dubai Metro as well as the operation of the Dubai Tram. The contract covers 15 years (9 base years and 6 renewable years) and amounts to approximately AED542m per annum. The consortium consists of three companies namely Keolis, Mitsubishi Heavy Industries Engineering, and Mitsubishi Corporation. The award of the contract follows a public tender released by the Roads and Transport Authority (RTA) in which four consortiums and international firms specialised in rail operation and maintenance took part. Proposals made were analysed and the contract was awarded to the French-Japanese consortium for submitting the best technical and financial proposals. The deal brings to end the contract with Serco, which was first awarded the contract in 2009. Serco first began operating and maintaining the initial ten stations on the Red Line from the official opening of the Dubai Metro in 2009. Expansion of the Metro has seen the Red Line grow to 29 stations, while the Green Line, opened in 2011, added an additional 20 stations. The Red Line expansion for Expo 2020 adds 15 kilometres and connects seven stations. At that point, the Dubai Metro will have a total network length of 90 kilometres and over 120 trains running at peak times. In 2019, Serco signed a two- year contract extension with the Roads and Transport Authority (RTA) to continue operating and maintaining the Dubai Metro until September 2021. The total value of the fixed base fee for the contract extension was around AED680m. The consortium will take over operations on September 8 with preparations being made for the handover of assets and systems from Serco. HE Mattar Mohammed Al Tayer, Director-General, Chairman of the Board of Executive Directors of the Roads and Transport Authority, remotely signed the contract on behalf of RTA. Keolis Group CEO Marie-Ange Debon, Aki Heiko Nozaka, director of Investment and Services at Mitsubishi Heavy Industries Engineering, and Toru Kimura, general manager of Mitsubishi Corporation, signed on behalf of the consortium. The consortium shall cater to the operation and maintenance of Dubai Metro as well as the operation of Dubai Tram as of September 8th, 2021. Preparations will be made for the handover of assets and systems from the current operator to the new operator to ensure a safe and smooth operation of Dubai Metro and Tram, once the contract kicks in.
