Against this backdrop, we sat down with triple Olympic gold medallist Tom Dean to discuss the vision behind Hadley Heights 2, a co-branded project with LEOS Developments that promises to redefi ne lifestyle-driven living in Dubai Sports City. This collaboration not only blends sporting excellence with modern design but also refl ects Dubai’s shift towards holistic, wellness- fi rst communities. How did the idea for Hadley Heights 2 come about, and why collaborate with LEOS? The idea came from a desire to bring my world as an athlete into the way people live every day. Sport has shaped every part of my life, from how I think about discipline and balance to how I defi ne success, and I saw an opportunity to translate that into a living environment. When I met the team at LEOS Developments, their vision immediately struck a chord with me. They were not focused on creating just another luxury development, but on building communities that truly support wellbeing and ambition. That sense of purpose made the collaboration feel like the right choice. Launching the project in Dubai makes it even more exciting. The city has an extraordinary appetite for sport and wellness, supported by world- class facilities and a unique energy. There is a constant drive to raise the bar, and that spirit aligns perfectly with what we wanted to achieve through Hadley Heights 2. It is not about simply branding a project, but it’s about contributing to a city that already embodies the values I care about and adding something of substance to its growth story. My Olympic journey has taught me that success is never defi ned by a single moment but by the years of preparation behind it: the discipline to keep showing up, the resilience to push through setbacks, and the determination to fi nd progress every day. Winning three Olympic gold medals in swimming was an incredible honour, but what shaped me most were the early mornings, the constant pursuit of improvement, and the people who supported me along the way. Those lessons have stayed with me well beyond the pool. That same spirit carries into Hadley Heights 2, which refl ects the mindset that has guided my career: the drive to excel, the balance to sustain it, and the belief that success is a journey best shared as a community. As the world’s fi rst Olympic champion–branded residence, this partnership represents far more to me than simply attaching my name to a development. Wellness is often at the heart of athletes’ lives. What wellness-driven amenities can residents expect here? Wellness has always been central to my life as an athlete, and I wanted to bring that same focus to Hadley Heights 2. Residents will have access to a full suite of amenities designed to support both physical and mental well- being. This includes AI-powered gyms that make training smarter, rooftop running tracks, outdoor CrossFit zones, and beautifully designed wellness parks. We also wanted to integrate spaces for mindfulness and recovery, because wellness isn’t only about training hard; it’s about balance. What makes this project even more meaningful is how closely it aligns with Dubai’s wider vision. The 20-Minute City ambitions under the Dubai 2040 Urban Master Plan are about giving people easier access to their daily needs while encouraging more active, sustainable lifestyles, and that is what we wanted to capture at Hadley Heights 2. It also refl ects the National Strategy for Wellbeing 2031, which recognises that true quality of life goes beyond physical health to include mental wellbeing, positive thinking and strong communities. People in Dubai are increasingly looking for homes that make it easier to prioritise their health, and this project is designed to deliver exactly that. Hadley Heights 2 embeds wellness into the rhythm of everyday life rather than treating it as something separate, bringing these ambitions together in a way that feels natural and accessible for residents. Who do you envision as the ideal residents for Hadley Heights 2? I see Hadley Heights 2 attracting people who want their home to refl ect the way they live and the values they hold. That could be young professionals who thrive in the city, families who want wellness and community at the heart of their lives, or investors who understand the long-term value of lifestyle-driven developments. The truth is, Dubai is full of people who are ambitious, forward-thinking, and passionate about performance in all areas of life. Those are the people I imagine living at Hadley Heights 2. They are individuals who want more than just four walls; they want a place that supports their aspirations, connects them to a vibrant community, and gives them an environment to live at their best. That is exactly what we set out to create. The emirate’s economy showed robust momentum in the fi rst half: non-oil trade jumped 34.7% year- on-year to $53.22 billion (AED195.4 billion), and foreign net investment on the Abu Dhabi Securities Exchange nearly doubled to $3.70 billion (AED13.6 billion). Airports handled about 15.8 million passengers (a 13.1% increase) in H1, refl ecting booming tourism and business travel. These trends, together with major infrastructure projects and investor-friendly policies, strengthened the economy and drew skilled professionals to the city. Only roughly 2,400 new units were delivered in H1 2025, with about 10,400 more slated for year-end completion. In practice, on-site handovers trailed these schedules, so available inventory stayed tight. Under these conditions, prices rose steadily. Cavendish Maxwell reports that average apartment sales prices climbed about 14.4% year-on-year and villa prices about 11.1%. Apartment rents surged nearly 13.9%. As the report notes, these gains refl ect “constrained supply and steady demand”. In short, even as transactions eased, tight stock pushed values upward. In H1 2025, the market saw roughly 3,300 total sales, of which about 2,300 were in ready (completed) units and just over 1,000 were off -plan. Off -plan transactions plunged by nearly 70% year-on-year as developers held back fresh launches. In eff ect, anyone needing a home in early 2025 largely had to turn to existing stock. The result was that sales of completed units far outpaced a year ago. Cavendish Maxwell’s data show ready-home deals in H1 2025 were about 26.9% higher than in H1 2024. The villa and townhouse segment drove much of that gain, with closed sales of ready villas/townhouses jumping roughly 72% year-on-year, reaching their highest level since 2021. Family buyers seeking more space and investors chasing higher yields accounted for much of this surge. In short, with no new off -plan supply to speak of, end-users and investors snapped up completed homes, giving fi nished projects a clear edge in the market.
