We’re actively working on acquiring more land and villas in Palm Jumeirah, and we’re even exploring prime locations outside of the Palm. I’ve invested over $136 million (AED 500 million) of my own private capital in the business to date and will continue to invest signifi cant capital alongside my business partner’s family offi ce as we scale the business. However, we’ll be bringing in external investment over the coming years to power the growth of our business and product off ering. With around 1,500 villas in Palm Jumeirah alone and many more in ideal neighbourhoods, the opportunities for us to thrive are limitless. This high-rise marvel redefi nes the skyline and embraces a holistic approach to sustainable living and community building. In an engaging discussion with KEO’s Managing Director of Design Division, Darryl Custer, and Studio Design Director, Haitham Mousa, we delve into the nuances of this pioneering development. Custer began by highlighting the signifi cance of their longstanding relationship with EMAAR, “KEO’s interest in doing the project is rooted in maintaining relationships with the premier developers in and around the region, and, in Dubai, EMAAR is one of them.” Golf Heights is not just another addition to Dubai’s skyline; it is a 43-storey statement of luxury and design positioned next to a sprawling golf course, ensuring high visibility and enhancing the local architectural narrative. As we ventured deeper into the conversation, the topic of design philosophy surfaced. Mousa took the lead, explaining, “The main principle of forming or defi ning the character of the building is to create the independency of each level by extruding the slabs slightly and giving this kind of diff erentiation between one level and the other.” This approach, he noted, was akin to transforming an urban model into a high-rise model, where each apartment boasts an independent, lifted-up house feel, ensuring every resident enjoys both the lush green view of the golf course and the panoramic cityscape, in addition to maintaining privacy. 73HOMESCAPE HORIZONS 74MARCH 2024HOMESCAPE HORIZONS 75MARCH 2024 Left: Golf Heights’ residents enjoy panoramic views of the golf course and cityscape Right: Units comprise of one- to four-bedrooms; Darryl Custer, Managing Director of Design Division, KEO Custer also revealed that the plot is situated between a mid-rise urban area, meaning that on three sides, the surroundings consist of low-rise to no- rise buildings. However, for the fourth side, which faces the mid-rise area, the building’s podium was strategically positioned, creating space away from the only other neighbouring building. Furthermore, he highlighted that the complex features a thoughtful distribution of units, ranging from one to four bedrooms, which ascend from lower to higher fl oors, demonstrating KEO and EMAAR’s collaborative eff ort to enhance the living experience. In the same vein, Mousa pointed out the facade’s design, emphasising the balance between aesthetic appeal and functionality. “The exposure of the balconies all around was something we were keen to develop the most as this not only enhances the building’s appearance but also maximises daylight,” he added. In addition, he revealed that the selection of materials and colours were carefully aligned with EMAAR’s sophisticated yet simple market approach, sticking to a palette that evokes a sense of home through earthy tones and warm greys. This, coupled with high-performance glazing, underscores the project’s commitment to energy effi ciency and indoor comfort,” added Custer. BUILDING COMMUNITY Beyond the architectural elegance and sustainability features, Golf Heights stands out for its emphasis on communal spaces designed to foster social interaction among residents. Mousa detailed how the project was envisioned as a destination of unique luxury living, with a human-centric and community- focused design at its core. When asked about their favourite element of Golf Heights, Custer expressed a preference for the project’s “simple elegance” and “calm sophistication.” This sentiment captures what makes Golf Heights stand out— not through ostentation but through its serene and understated beauty.
