From imposing heavy wooden interiors, and monotonous cabins and cubicle, with work spaces that had clear heirarchial area demarcations, to the minimal, white, transparent and open cluster workstations, the office has become an extention of the brand culture and the users’ personalities. As work pressures mount, companies become more numbers-driven and employers get excessively demanding, people are tending to spend more and more time at work. This has led to a large number of reports and surveys across the world with the aim of trying to find solutions to increase productivity. Almost every one of these have come to the conclusion that links the workspace environment to effectiveness at work and in generating loyalty amongst the employees. Little wonder then that almost all corporates and developers, globally, are keen to create the right environment for their workforce that would not just reflect on the bottom line but also help them retain staff — attrition is one of the biggest challenges facing the corporate world today. Following the announcements of Jewar Airport and Film City, the city is now prepared to welcome companies such as Adani Enterprises and Microsoft. To encourage private investment, the Greater Noida, Yamuna, and Noida Authority has been coming up with schemes to allot industrial and institutional plots to companies. Recently, the Noida Authority allocated industrial land to 13 firms, including Adani Enterprises; these companies have been given land plots in Sectors 80, 145, 140A, and 151. Adani Enterprises has been given 39,146 square meters of land in Sector 80 for a planned data center. The Noida authority has also given a 60,000 square meter institutional plot to Microsoft India (R&D) pvt ltd. “Investment by these giants in Noida would aid the development of the NCR as a tech center. It will also generate employment and attract other businesses to invest in the region. The market earns some brownie points due to the excitement that surrounds a major corporate announcement,” says Harvinder Singh Sikka, MD, Sikka Group. Realtors say that the positive impact will not be limited to the Noida real estate market. “If a large corporation purchases a property, a commercial establishment may emerge, resulting in the creation of jobs and other benefits. Such developments also lead to more real estate projects in the surrounding areas,” says Dhiraj Jain, Director, Mahagun Group. “Historically speaking, infrastructural developments in Noida have been having a positive impact on Ghaziabad too. For example, dividends from NH 24 are being enjoyed by both cities, Noida’s commercial sectors lead to people buying properties across the road in Ghaziabad, etc. The movement of Big corporate bring along many benefits, and one such is the capital appreciation in the properties that fall within few kilometres of it,” says Ashok Gupta, CMD, Ajnara India Ltd. Investors who profit from property appreciation over time are more likely to dominate the market around these sectors. According to JLL Office Market Update - Q1 2021, Noida contributed 55% of the net absorption, backed by strong pre-commitment in the new completions followed by Gurugram with a contribution of 38%. Select big-ticket transactions in Gurugram and Noida areas contributed substantially to the leasing activity. IT/ITES, BFSI, healthcare, legal and consulting firms dominated leasing during the quarter. There were few relocations by occupiers in a bid to reduce real estate cost and obtain fresh office spaces on attractive lease terms. “While Gurgaon and Noida have taken the lead in terms of development and infrastructure, the city itself continues to remain a highly preferred location. In total, eight projects totalling 4m sq. ft were added to the stock which stood at 129 million sq. ft at the end of the quarter,” Manish Aggarwal, MD, Delhi NCR, JLL India. “NCR office market remains one of healthy commercial office space take-up and strong demand from IT/ITES, BFSI and law firms has fueled the growth momentum thereby showing strong commercial growth in the capital city,” he said. WEGoT to save 10 billion litres of water by 2024 with pan-India presence Water Management Solution startup, WEGoT is working towards saving 10 billion litres of water by 2024 by implementing their water management solutions in one million homes and up to 5000 commercial and industrial buildings over the next three years. Currently WEGoT aqua water management system is successfully installed across Residential, Commercial, and Industrial segments in Chennai, Bangalore, Hyderabad, NCR, Kolkata, Jaipur, Mumbai and Pune. WEGoT plans to expand to larger cities across India where there is water scarcity and issues related to water management and to foreign markets as well. In Bengaluru, we have implemented our water management solution in 105 live sites spread across 12268 homes having saved 1156 The top six commercial real estate hubs are - Bengaluru, Mumbai, Pune, Chennai, Gurugram and Noida. Data reveals that 2021 has the highest lease expiry pipeline when compared to the next two years – 2022 and 2023. Year 2022 will see nearly 7,000 leases for approx. 78 Mn sq. ft. come up for renewal, and approx..4,200 leases for over 55 mn sq. ft. in 2023. Of the approx. 7,400 leases expiring in 2021, Mumbai has the highest share at about 44%, followed by Pune with a 17% share. These two cities have been among the worst-affected by the second wave. The impact on leasing activity there over the year bears watching. The total number of leases coming up for renewal in 2021 account for 90 Mn sq. ft. area. Interestingly, in terms of area, Bengaluru has the largest share at about 37%, with Mumbai coming in a distant second with a share of about 19%. Of the total number of leases coming up for renewal in 2021, Chennai comprises a 5% share - in terms of overall area, it has 12% share. Gurugram has a 15% share each in terms of number of leases due for renewal and total area. Noida has the least number of leases due for renewal, comprising a mere 3% share of both total lease numbers and the overall area. Prashant Thakur, Director & Head – Research, Anarock Property Consultants says, “The office market has been under strain since the pandemic came in. However, the IT/ITeS sectors have been on a hiring spree in 2020 and 2021 due to massive business accruals. To accommodate these employees in a future when we see a gradual return of employees and adoption of hybrid workplace practices by Infotech giants, office space demand will grow. Office demand also is expected to gather momentum from 2022 in the wake of robust hiring by large corporates.
