RETHINKING SSSSÇÇSS FAÇADES WELCOME Commercial Interior Design | DECEMBER 2019 57 www.commercialinteriordesign.com THE PROLIFERATION OF VALUE ENGINEERING Despite reasonable government expenditure in Saudi Arabia and the UAE – the two largest economies in the GCC – the last 12 months have been diffi cult for the regional construction industry, which trickles down to architecture, fi t-outs and interior design. Cashfl ow is core to the problems companies have experienced up and down the supply chain and value engineering has become more commonplace, as developers tighten their purse strings for building materials. Suppliers of windows, doors and façades are among those that have felt the pinch. Hoppe, a European manufacturer of window and door handles, says business has been tricky in the Middle East because low cash supplies have dried up development. Amid a tough trading environment, Hoppe focused on designing new types on levers by launching a handle that it says is visually “cleaner” than earlier models. It also introduced a range of modern fi nishes suitable for the next decade, dubbed the 'twenty-twenties'. The company says it is hoping for “market stabilisation and a return to solid and reasonable decision processes” next year. Hoppe’s hope is that there will be less pressure on the industry to push forward value engineering solutions and cut costs. This ongoing focus on cost has seen the proliferation of aluminium composite panels and glass façades in the Middle East. But traditional materials such as stone and wood – construction materials used for centuries that have fallen out of favour – offer intriguing solutions that could disrupt the status quo. While both stone and wooden façades are, at present, more costly, European companies such as Cosentino and Wolf System hope to convince developers that alternative materials exist. These materials promise accelerated construction times, lower energy consumption, greater durability, solid safety standards and environmental ticks. Through manufacturing innovations, ancient building materials have been made more cost-effective and safe for modern construction. But it is unclear if they are the future of façades yet, as the proliferation of value engineering continues unabated.
